1.Deposit (Shiki-kin)

    The money that a tenant pays to a lender. Basically when people leave the apartment, the repairrefurbishing (ex. new paint.etc) are deducted from deposit and the balance is returned to the tenant. Usually 60% is returned if you don't damage the apartment in any way.

2.Entrance Fee (Rei-kin)

    The money that is paid by a tenant to a lender. This money is not returned to a tenant, even if the lease expired. Usually about 3 months rent.

3. Security money (Hosho-kin)

    This money is peculior to the Kansai area. This money includes both the deposit and entrance fee. The repair expenses are deducated from this when people leave the apartment and the balance is returned to the tenant. This is a good deal. About 3 months rent.

4. Expenses for maintenance (Kyoeki-hi)

    The money that is paied to maintain common areas in the building. This is paid in addition to the rent every month.
